EMBARQ Bristol Reaches Practical Completion at Redcliff Quay

Quantem delivers project management, quantity surveying and employer’s agent services on the transformation of one of Bristol’s landmark waterfront office buildings

EMBARQ at Redcliff Quay, the major refurbishment of a 100,000 sq ft office building overlooking Bristol’s Floating Harbour, has reached
practical completion, marking the successful delivery of new high quality office space with sustainability at its core.

Quantem provided project management, quantity surveying and employer’s agent services throughout the scheme, working alongside developer Skelton Group, architect AWW, building services consultants Method, main contractor Estilo Interiors and the wider professional team to bring the ambitious transformation to completion.

Located at 120 Redcliff Street, the project has transformed the existing 100,000 sq ft office building into a contemporary, flexible workplace designed with occupier wellbeing, sustainability and connectivity at its core. The building benefits from a prominent waterfront position, with views towards Bristol Bridge and Castle Park.

The completed scheme provides high-quality open-plan workspace with flexible floor plates of 20,000 sq ft, together with upgraded common areas, a remodelled entrance, full-height central atrium, new end of journey facilities and an enhanced public-facing piazza.

A key feature of the project has been the decision to utilise and maximise the potential of the existing building rather than pursue a new-build solution. The refurbishment retains the original concrete structure, raised floors and façade, avoiding an estimated 1,440 tonnes of embodied carbon compared with a new-build alternative. The scheme also has new thermally efficient windows, VRF air conditioning, CO2-controlled ventilation with heat recovery, and LED lighting. These upgrades will reduce annual operational carbon emissions by 65%, compared to the building’s previous performance.  EMBARQ has therefore achieved its ambitious environmental performance targets, including EPC A, BREEAM Excellent and a four-star NABERS rating in design.

The design by Bristol-based AWW focuses on three principal interventions: re-energising the piazza, creating a stronger sense of arrival and activating the building’s central atrium. These changes have helped reposition EMBARQ as a modern waterside workplace while retaining the existing character and fundamentals of the asset.

For Quantem, the project has involved managing the delivery of a complex refurbishment within a prominent city-centre location, while maintaining close control of programme, cost, risk and quality from the early stages through to completion.

The completion of EMBARQ represents another important milestone in the ongoing regeneration of Bristol’s Redcliff and Floating Harbour areas, delivering a high-quality commercial workspace capable of meeting the high expectations of modern office occupiers.

The scheme has already attracted strong occupier interest, with Stantec, BNP Paribas, BDO and Bevan Brittan committing to space totalling around 55,000 sq ft. These lettings take total building occupancy up to 85% at practical completion. With practical completion now achieved, EMBARQ provides a new generation of flexible, sustainable workspace in one of Bristol’s most prominent waterside locations. 

EMBARQ has been a fantastic project to be involved with and reaching practical completion is a significant milestone for everyone involved. Our role as project manager, quantity surveyor and employer’s agent has allowed us to support Skelton Group across the full delivery process, from managing the programme and commercial position through to coordinating the wider professional team and overseeing delivery on site. The transformation of the existing building demonstrates what can be achieved through thoughtful refurbishment and a clear focus on quality, sustainability and occupier experience. EMBARQ is now a distinctive addition to Bristol’s waterfront and we are proud to have played a central role in bringing the project forward.
