__One Centenary Way

One Centenary Way forms the second phase of the Paradise development, creating a new landmark commercial address at the heart of Birmingham city centre. The 14-storey building provides high-quality office accommodation alongside new parking and cycle facilities, continuing the transformation of the Paradise scheme and strengthening its connection with the surrounding city. Delivered within a complex central Birmingham location, the project combines ambitious workplace design with advanced construction and building technology.

The development comprises a new 14-storey commercial office building with CAT A fit-out, car parking facilities and a dedicated cycle hub.
A significant element of the scheme is the podium deck spanning the A38, creating a major structural and logistical interface within the city-centre environment. The project was developed using
BIM Level 2, with smart building technology incorporated to support the building’s long-term operational performance.
Sustainability was a key consideration, with the development targeting BREEAM Excellent and Fund Sustainable standards. The construction programme also incorporated post-contract tenant CAT A aspirations, requiring the design and delivery teams to coordinate tenant requirements alongside the base-build works. The combination of a constrained city-centre site, the A38 interface and the integration of evolving tenant requirements created a complex delivery environment.

Quantem’s role on One Centenary Way

Our team provided Quantity Surveying services throughout the development, supporting the client and wider project team with cost planning, cost reporting, procurement advice and commercial management. Our role included maintaining cost control across the new-build office, CAT A fit-out, parking facilities, cycle hub and associated podium works.

We worked closely with the project team to manage the commercial implications of a complex city-centre development, including the integration of post-contract tenant CAT A aspirations within the construction programme. Our cost management approach supported the project’s wider sustainability, technology and quality objectives while maintaining commercial oversight through delivery.
