One Centenary Way Achieves Practical Completion!

One Centenary Way is located in Birmingham City Centre and is a key element of the Paradise Development. The site is considerably constrained by the A38 and A38 tunnel, the Midland Metro tram, adjacent occupied commercial offices and retail units and the heavily trafficked public realm areas.

The building consists of a bold black exoskeleton structural steel frame with a unitised glazed façade system sitting behind. The building provides circa 280,000ft2 of grade A commercial office space over 14 floors, two retail units and a cycle hub holding 400 bikes and changing facilities.

The Building is positioned directly above the A38 tunnel which was the key driver in determining the structure of the building. Eleven circa 30 metre trusses span across the top of the tunnel transferring building loads from impacting on the tunnel structure. Through the entirety of the project, the tunnel remained in full operation – a feat that required comprehensive planning and monitoring of the works.
The Project was procured through a two-stage tender approach to gain Contractor input informing the detailed design, and has achieved BREEAM Excellent and a 15% betterment on Part L Target Emission Rates.

This is an immensely proud moment for our Birmingham team. We are delighted to have provided Cost Management, Employer’s Agent and Project Management services to this staple project within the Paradise Birmingham Phase 2 Masterplan. We are now looking forward to working alongside MEPC Limited to manage the multiple tenant fit-outs within the building.
